Do I need an EPC ?

From the start of August, 2007, it became law that all properties  with 4 or more bedrooms marketed for sale, should have an EPC. This was extended to 3 bedroom properties in September. 1 and 2 bedroom properties are also  included ,as of the middle of December. From October, 2008, all properties sold or rented will need an EPC. 


Do I need an EPC if I rent my property ?
Yes, from October,2008, landlords will have to have an EPC in place for any new tenants

I have heard that HIPs may be withdrawn.

There has been some opposition to HIPs, but the EPC is only a part of the HIP, (Home Information Pack). All the major political parties have expressed their support for EPCs, although they may oppose HIPs. The Energy Performance Certificate originates from European Law, and is here to stay.

Must I carry out the recommendations ?

No, they are only recommendations. It is expected that buyers are more likely to carry out some or all of the recommendations to save money, rather than the house seller.

Why should I book an Arc-DEA ?

We are independent from all main organisations so the report will be unbiased. You will also be cutting out the middle man as opposed to booking through an agency, which means we will be cheaper.

What if I'm not happy with the report ?
