Energy Performance Certificates, ( EPCs) are similar to the ratings that have been used for many years on electrical goods. They are used to inform buyers and sellers how efficient a property is with band A being very energy efficient, and the worse homes falling into band G. The average house in Britain will be around a band D.

The certificate also shows an Environmental Impact Rating, (EI), which shows the impact the energy usage has on   the environment through its carbon emissions. This graph can often be found on estate agents property details.

However, the EPC in full, is 5 pages long and also gives useful advice, on how to use less energy, that is, to save money. They may range from more expensive measures like installing solar energy, to much cheaper options such as replacing the jacket on a boiler, showing how much money can be saved. For money saving ideas look on the "Tips" page. Remember, the EPC, if used correctly can save you money.
