Do I need an EPC ? From the start of August, 2007, it became law that all properties with 4 or more bedrooms marketed for sale, should have an EPC. This was extended to 3 bedroom properties in September. 1 and 2 bedroom properties are also included ,as of the middle of December. From October, 2008, all properties sold or rented will need an EPC.
What is an OCEPC?
An On-Constuction EPC is required for all new domestic properties. The methodology of calculating the result is different from standard EPCs, and is based on the plans. An OCEPC can only be produced by an authorised SAP assessor, and is required by the Local Authority before they will sign the building off as complete.
